Job Description
Reporting to the Senior Commercial Finance Manager, the key responsibilities of the Commercial Finance Manager will include but not be limited to:
- Undertake leasing deal analysis including NPV analysis, cashflow forecasting, IRR calculation, variance and sensitivity / scenario analysis and valuation impact analysis
- Lead, mentor and supervise a team of high performing Analysts (2-3 direct reports)
- Support the Analysts with preparing and reviewing property related statistics and other related information
- Prepare internal valuations (Directors Vals) in MRI on both a capitalisation and DCF approach as required by funds, and provide support to the valuation manager
- Work closely with and provide high quality analytical support to asset managers, property managers and capital works & operations managers
- Prepare and coordinate all financial management reporting relating to properties; annual P&L and capital budgets, NOI and capital expenditure quarterly reforecasting, property forecasting models (Years 2 to 10) in MRI, financial asset plans and investment summaries, Strategic Asset Plans.
- Budget, forecast and manage internal organisation fees (such as leasing, project management, etc.)
- 75% of the role will involve business partnering with the Asset Managers/Funds Management so this is a highly commercial role.
The Successful Applicant
The successful applicant will possess the following key attributes:
- Bachelors or Masters degree in Accounting, Finance, Economics or Property
- CA, CPA or CFA qualified
- At least 5-7 years experience in a property-related analytical role
- Strong commercial understanding of valuation drivers and leasing dynamics
- Proficient in financial modelling, analysing leasing deals, property NOI forecasts and property valuations is essential.
- Preferably MRI experience
- Advanced Excel and Financial Modelling skills
- Experience with Yardi preferred
- Exceptional communication skills both written and verbal
- Strong leadership skills and a proven track record of leading a minimum of 2 direct reports
- Excellent business partnering skills and ability to work with multiple stakeholders, including Asset Managers, Project Management, Funds Management
