Job Description

Key Responsibilities:

Portfolio Management: Oversee a diverse portfolio of properties, ensuring efficient operations and maximising performance. Develop and implement strategies to enhance property value and financial returns. Regularly inspect and audit properties to assess maintenance needs, safety compliance, and tenant satisfaction.

Team Leadership & External Property Management: Lead and provide guidance to external property managers, ensuring properties are managed effectively. Evaluate the performance of external teams, conduct regular reviews, and implement strategies for continuous improvement.

Financial Management: Prepare and manage property budgets, control expenses, and ensure revenue targets are met. Monitor rent collection, lease renewals, and negotiations, ensuring profitability. Review financial reports, analyse variances, and identify cost-saving opportunities to optimise income streams.

Tenant Relations: Serve as the primary point of contact for tenant inquiries, complaints, and requests. Implement tenant retention strategies, resolve disputes, and ensure high levels of tenant satisfaction. Foster strong relationships with tenants, minimising vacancies and ensuring compliance with lease agreements.

Maintenance & Repairs: Coordinate maintenance, repairs, and renovations for Melbourne properties, ensuring they are well-maintained and comply with regulations. Manage vendors, contractors, and service providers to deliver quality services on time and within budget.

Compliance & Risk Management: Ensure properties comply with relevant laws, regulations, and industry best practices. Identify and mitigate risks related to safety, legal liabilities, and financial exposure. Maintain accurate records of all property management activities and ensure all necessary permits, licenses, and insurance are in place.

The Successful Applicant

The successful candidate will bring a minimum of 5 years' experience managing commercial or mixed-use properties and hold a current Real Estate Agent's license. The candidate will possess a strong understanding of property management principles, leasing practices, and financial analysis. They will demonstrate exceptional leadership skills, with the ability to manage and motivate external teams, and a hands-on approach to problem-solving.

A successful candidate will have:

  • Proficiency in property management software and the Microsoft Office Suite.
  • Strong financial acumen for managing budgets, analysing financial reports, and optimising income streams.
  • Excellent communication and interpersonal skills to foster relationships with tenants, external property managers, and internal stakeholders.
  • Attention to detail in managing property inspections, legal compliance, and record-keeping.
  • A proactive and solution-focused attitude, with the ability to anticipate and resolve property management challenges.
  • A valid driver's license and willingness to travel for property inspections and site visits as required.



The ideal candidate will also have experience managing maintenance teams, a strong understanding of compliance and risk management, and an ability to handle emergency situations effectively.
