As Fund Manager, you will be responsible for the overall performance, valuation oversight and strategic management of one or more commercial property funds. Working closely with acquisitions, asset management, finance and external valuation advisors, you will drive investment performance through informed portfolio management, disciplined capital allocation and robust valuation analysis.

Job Description

Portfolio & Fund Management

  • Manage the financial and operational performance of allocated property funds.
  • Develop and execute fund strategies aligned with investment objectives.
  • Monitor portfolio performance, income returns and capital growth.
  • Drive business planning, budgeting and forecasting across the portfolio.



Valuations & Investment Analysis

  • Lead the valuation process across a diverse commercial property portfolio.
  • Review and critically assess external valuation reports, methodologies and assumptions.
  • Develop and maintain internal valuations and discounted cash flow models.
  • Analyse leasing assumptions, capital expenditure, market evidence, discount rates and capitalisation rates.
  • Provide valuation advice to support acquisitions, disposals, refinancing and strategic asset management decisions.
  • Present valuation analysis and recommendations to Investment Committee and senior executives.
  • Work closely with external valuers to ensure accurate and commercially robust asset valuations.



Acquisitions & Capital Transactions

  • Assess acquisition opportunities through detailed financial modelling and valuation analysis.
  • Lead financial due diligence and investment underwriting.
  • Prepare Investment Committee papers and Board recommendations.
  • Evaluate development opportunities, repositioning initiatives and capital expenditure projects.



Asset & Portfolio Oversight

  • Partner with Asset Managers to optimise asset performance and maximise portfolio value.
  • Challenge leasing strategies and business plans to improve asset valuations and investor returns.
  • Monitor market movements and identify emerging risks and opportunities.

The Successful Applicant

  • 8+ years' experience in property funds management, property investment or institutional real estate.
  • Extensive commercial property valuation experience across office, retail, industrial and mixed-use assets.
  • Strong understanding of valuation methodologies including discounted cash flow (DCF), capitalisation and comparable sales analysis.
  • Demonstrated experience interpreting and challenging external valuation reports.
  • Proven ability to apply valuation insights to acquisitions, disposals, portfolio optimisation and investment strategy.
  • Advanced financial modelling and analytical skills.
  • Strong understanding of capital markets, debt structures and property investment performance metrics.
  • Experience presenting complex investment and valuation analysis to senior executives, boards and investment committees.
  • Excellent stakeholder management and commercial communication skills.
